By accessing or contributing to dwelld (the “Platform”), you agree to these Terms of Use, our Privacy Policy, Signal Quality Standards, and Fair Housing Policy. If you do not agree, do not use the Platform. You may browse without an account; contributing — anonymously (display name and perspective) or signed in — confirms your acceptance of these Terms.

dwelld is intended for adults. You must be at least 18 years old to use or contribute to the Platform.

dwelld is a public real estate intelligence platform. It pairs listing details with crowd-sourced observations, discussion, questions, and price forecasts. dwelld is not a brokerage, is not a party to any real estate transaction, and does not represent buyers or sellers.

The Platform is public-only. All discussions, questions, observations, photos, and forecasts you submit are visible to anyone who visits, and may be used to generate public, aggregated intelligence — such as the Forecast and Emerging Intelligence signals. Do not submit anything you intend to keep private.

dwelld provides no private messaging, private chat, or any user-to-user contact channel. You may not use a display name, comment, question, photo, audio, or any other field to share or request private contact information — such as phone numbers, email addresses, or social handles — or to solicit business off the Platform.

Price forecasts, their supporting reasoning and factors, and any aggregated “Forecast” figure are contributor opinions only. They are not appraisals, valuations, investment advice, legal advice, lending decisions, or professional real estate advice, and must not be relied upon as such. dwelld does not verify the accuracy of contributor submissions. Always consult a licensed professional before making any real estate, financial, or legal decision.

You retain ownership of what you submit. By submitting content, you grant dwelld a worldwide, non-exclusive, royalty-free, sublicensable license to host, store, display, reproduce, adapt (for example, to format or excerpt), and distribute that content in connection with operating, improving, and promoting the Platform. You represent that you have the rights to submit the content and that it does not infringe anyone’s rights or violate any law.

You agree not to:

• Submit unlawful, harassing, defamatory, deceptive, or infringing content;
• Violate our Signal Quality Standards or Fair Housing Policy;
• Spam, scrape, automate submissions, or attempt to manipulate forecasts or signals;
• Impersonate any person or misrepresent your perspective or affiliation.

Every contribution is screened before it appears, and content may be held, hidden, removed, restored, or edited at dwelld’s discretion to protect the integrity and legal compliance of the Platform (see our Signal Quality Standards and Fair Housing Policy). dwelld may take these actions at any time, with or without notice.

The Platform and all content are provided “as is” and “as available,” without warranties of any kind. Listing details and contributions may be inaccurate, incomplete, or out of date. To the fullest extent permitted by law, dwelld is not liable for any indirect, incidental, or consequential damages arising from your use of the Platform or your reliance on any content.
